The Process

I'm a home buyer

Step 1:
Meet with a lender and a Realtor! Let's consult and decide what your priorities are for your desired purchase budget. Most mortgage loan officers can take your application online and discuss your priorities over the phone to give you an idea of your ideal budget. 

Step 2:
Search for homes! You can use whichever real estate site you prefer. I look for homes for you, but most of the time, my clients end up finding the homes on their own search and sending them to me. (This is because you get the 4am emails about new listings.) 

Step 3:
See homes in person! Most people see roughly 5 homes before they decide to make an offer. Some people offer on the first home they see. Some people see 20-30 houses. This is your journey, I will open as many doors as needed for you to feel like you've found the one. 

Step 4:
Make an offer! Depending on the location and price point, it could be competitive. This is where my research and communication skills come in. I work with the listing agent to determine where we should offer and what we should be including in our offer. 

From the offer point, I guide you through the rest of the process from the acceptance through to getting the keys. I will send you "Next Steps" emails throughout the entire transaction so you know what to expect, and I will stay in communication with you in real time as deadlines and timelines necessitate.

I'm a home seller

Step 1:
Let's get together! I will come check out your house in person. You can ask me all the questions about what you should and shouldn't do to prepare your home for sale. Which paint colors would look best in the bathroom? What should I clean? Oh, don't worry, I've got all that ready for you! I don't prepare the house list price for the first meeting, because...

Step 2:
I go out and see similar houses for sale in your area and make sure we are pricing properly. I never decide the price for you. I tell you a range of where I think your property will sell, and you decide what you're comfortable with. I am pretty straightforward and if we are really far apart on price, I will tell you.

Step 3:
You prepare your house for the market! If you need to hire a landscaper, I've got a contact for one. If you need a house painter, or a roofer, or really, any work needs to be done that you don't have the skills or desire to do, I will help you find someone. You will properly stage and clean your home so it gives a beautiful first impression to all who enter. 

Step 4:
We go live!
Like I said before, my marketing strategy is top secret but I will discuss the plan with you when we meet. Once we go live, I make every effort to get your home sold in a reasonable time frame for the market. A huge part of the home selling is dependent on your prep work and how well it presents to people.

After we receive an offer, I will guide you through the entire process from acceptance through to handing off the keys.
